Only problem: I'm not going to get enough to buy a place outright, so I'll need to settle temporarily somewhere else (since my sister will be using the phone and the truck constantly).. and not pay for storage if I can help it..

My sister will have to pay me, as the tenant does not comprehend the fact, she can do whatever she likes, so long as she sends the reduced rent $ and a receipt of what got done and how much it cost. I doubt it will come to that, but I will probably have to drop in periodically to check up of things there, as well as call... at least until she wants to move out, then it can be put up for sale, and finally my sister is off the hook, so far as being the executor/executrix is concerned.
